Together with the notary the seller decides on the conditions under which the sale will take place and remains free to choose the “highest bidder” purchaser, without incurring any extra charges.
SALE BY SEALED BID:
This other method is an entirely confidential auction sale in favour of a limited circle of potential bidders. The seller decides on the conditions for the auction, sets the timetable and can choose the identity of bidders.
When all the offers have been received in the form of sealed bids, within the given timeframe, a bailiff draws up a report and opens then in front of the seller, who then accepts the offer of his/her choice.
AUCTION SALE AT THE CHAMBER OF NOTARIES:
This traditional method of sale allows for a public auction, benefitting from extensive publicity and arousing the interest of a large number of people (both private persons and professionals looking for property). It allows for the best price to be obtained and is particularly interesting in a tense property market. It also guarantees, in the presence of several sellers, total transparency of the sale.
REVERSE AUCTION SALES: DESCENDING BIDS:
The seller and the notary set a reserve price and a start price. Once the interactive bidding has commenced the selling price of the property descends gradually until the first bidder makes an offer, thus winning the auction. This solution guarantees a fair price for the seller, which corresponds to the real value of the market.
